Upper Cape is not moving in one direction

Here is the one thing worth knowing right now. The Upper Cape is not one market. It is a dozen small ones, each reading differently. That changes your strategy, whether you are buying or selling.

Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, with CNBC putting the average 30-year fixed rate at 7.30% as of September 30, 2026. Buyers have more room nationally. But on the Upper Cape, it depends entirely on which street you are on.

Speed: the biggest split in this market

The Real Estate Data Aggregator counted how many homes went under contract within two weeks of listing, for the three months ending July 31, 2026. The range is wide.

ZIP 02540, which covers central Falmouth, had 52.2% of homes under contract within two weeks. That is the fastest pace in the market. The Real Estate Data Aggregator shows that share jumped 20.7 points from the same period in 2025.

ZIP 02635, Cotuit, sat at the other end. Only 16.7% of homes went under contract in two weeks. That share fell 22.4 points from a year before. Buyers there have more time and more options.

Prices moved in both directions

Some ZIPs saw prices rise. Others dipped. The Real Estate Data Aggregator tracked both for the three months ending July 31, 2026.

ZIP 02668, West Barnstable, had the biggest price jump: up 36.6% from a year ago, per the Real Estate Data Aggregator. But only 18.2% of homes there went under contract in two weeks. A higher price and a slower pace can live in the same ZIP.

ZIP 02644, Forestdale, saw the biggest price drop: down 13% year over year. But homes there still sold in a median of 23 days, and 41.2% went under contract within two weeks. Lower price, faster pace.

Supply: where buyers have more choice

Months of supply tells you how long it would take to sell every home on the market at the current pace. Below three months is generally tight. Above five is looser.

ZIP 02537, East Sandwich, is the one ZIP sitting clearly above the rest at 5.4 months of supply. The Real Estate Data Aggregator shows that is up 2.8 months from a year ago, and inventory there more than doubled, up 116.7%. Buyers have real options there.

ZIP 02556, North Falmouth, and ZIP 02632, Centerville, both sit at 1.2 months. That is tight. The Real Estate Data Aggregator shows inventory in 02556 fell 42.9% from a year ago.

ZIP 02649, Mashpee, had the most sales by far: 144 homes sold in the three months ending July 31, 2026, up 38.5% from a year before, per the Real Estate Data Aggregator. That is more than double the next busiest ZIP.

What this means if you are selling

In the faster ZIPs, like 02540, 02556, and 02536, homes that are priced right are still moving quickly. The Real Estate Data Aggregator shows 02536 had 37.8% of homes sell above list price, up 19 points from last year.

In the slower ZIPs, like 02537 and 02635, more supply means buyers can take their time. Realtor.com reported that 20.8% of listings nationally had price cuts in September. Pricing carefully from day one matters more in those ZIPs.

What this means if you are buying

ZIP 02537, East Sandwich, and ZIP 02635, Cotuit, offer the most room to move. Supply is higher, fewer homes are going to contract quickly, and sellers are more likely to negotiate. The Federal Housing Finance Agency reported that U.S. home prices rose just 2.6% year over year through July 2026. That slower national pace gives buyers a bit more footing.

CNBC put the average 30-year fixed rate at 7.30% as of September 30, 2026. That is real. Budget for it before you fall in love with a price.
