South End prices rose even as more listings gave buyers room

Prices went up. So did inventory. Those two things do not usually move together, and that is the story in South End right now. Pricing your home right matters more than it did a year ago.

The Real Estate Data Aggregator counted 97 homes sold in ZIP 02118 in the three months ending August 31, 2026. That is up 3.2% from the same stretch in 2025. Sales are moving. But the pace has shifted a little.

More homes, more time to decide

The Real Estate Data Aggregator shows 112 homes for sale in South End during that period. That is 15.5% more than a year ago. Buyers have more to look at. That means sellers have more competition.

Homes sat on the market a median of 39 days, according to the Real Estate Data Aggregator. That is 12 days longer than the same period in 2025. Not a stall, but a real shift in pace.

Fewer bidding wars, but prices held

The Real Estate Data Aggregator shows that 10.3% of South End homes sold above list price. That is down 7.8 points from a year ago. Bidding wars are not gone, but they are less common.

The average sale came in at 97.8% of list price, the Real Estate Data Aggregator says. That is down just 0.9 points from last year. Sellers are still getting close to what they ask. Close, not automatic.

Only 19.4% of homes went under contract within two weeks of listing, the Real Estate Data Aggregator found. That is down 12.5 points from a year ago. The fast-flip window is narrower now.

The broader picture

South End is holding up better than much of the South. Realtor.com reported that the median list price across the South fell 2.4% year over year in September 2026, to $379,000. South End's 6% gain tells a different story.

Nationally, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. South End's 6% gain is well above that pace.

Rates are not helping buyers right now. CNBC reported the average 30-year fixed rate on conforming loans reached 7.49% in the week of October 7, 2026. That adds real cost to every offer.

What this means if you own here

Prices rose, yes. But 15.5% more inventory means buyers have options they did not have last year. If your price is off, they will move on. The 97.8% sale-to-list ratio says the market is still paying close to ask. Just not for every home.
