South End bidding cooled, but deals are still getting done

Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 72 pending sales in the South End in the three months ending August 31, 2026, up 4.3% from the same stretch a year ago. Buyers are still buying. They are just doing it a little more carefully.

The Real Estate Data Aggregator put the median sale price in ZIP 02118 at $1,110,000, up 6% from the same three months in 2025. Prices moved up, not down. That is worth keeping in mind when you hear the national headlines.

Fewer bidding wars, but not no demand

The share of South End homes that sold above list price fell 7.8 points, according to the Real Estate Data Aggregator. Only 10.3% of sales cleared that bar in the three months ending August 31, 2026. That is a real shift. It means most buyers are not being pushed into a war anymore.

Homes are sitting a little longer. The Real Estate Data Aggregator shows the median days on market hit 39, which is 12 days more than the same period last year. Sellers should know that patience is now part of the process.

More homes to choose from

The Real Estate Data Aggregator counted 112 homes for sale in the South End, up 15.5% from a year ago. Buyers have more options. That extra inventory is part of why the urgency has eased.

Rates topped 7%. That matters.

Realtor.com reported that mortgage rates topped 7% in September 2026. That is a real cost. It slows some buyers down and pushes others to the sidelines. Even so, the South End's pending sales still grew. That says the demand here is not rate-driven alone.

For context, CNBC reported that a monthly payment on a median-priced home ate up roughly 33% of a median family's income in 2025, up from 26% in 2022. Affordability is tighter everywhere. The South End is not immune, but buyers are still moving.

Quick contracts are rarer now

The Real Estate Data Aggregator found that 19.4% of South End homes went under contract within two weeks of listing. That is down 12.5 points from a year ago. Not every well-priced home is flying off the shelf. But the homes that are positioned right are still finding buyers.

In short
  1. The South End market in the three months ending August 31, 2026 was not booming and not broken.
  2. Prices rose 6%.
  3. Sales rose 3.2%.
  4. Bidding wars cooled.
  5. Homes took longer to sell.
  6. Real demand is still there, just more selective.

One more thing. The Real Estate Data Aggregator covers all of ZIP 02118. One block on Tremont Street can read very differently from the ZIP as a whole. Your street matters as much as the averages.
