Roslindale is still moving fast, but buyers have a little more room

Here is the one thing that matters most right now: the Real Estate Data Aggregator counted 96 homes sold in Roslindale in the three months ending August 31, 2026, and the average sale came in at 103.4% of list price. Sellers are still winning, but only the ones who price it right from day one.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Roslindale is not that market. But the gap between a well-priced home and a wishful one is real here too.

More than half still sold above asking

The Real Estate Data Aggregator found that 52.1% of Roslindale homes sold above list price in the three months ending August 31, 2026. That is down 1.4 points from the same stretch last year. Competition is real, but not every home is running away from buyers.

Homes are moving in three weeks

The Real Estate Data Aggregator put the median days on market at 21 days, just one day longer than the same period last year. And 52% of homes went under contract within two weeks of listing, down 3.9 points from a year ago. Still fast. A little more breathing room than before.

A few more homes to choose from

The Real Estate Data Aggregator counted 49 homes for sale in Roslindale, up 8.9% from a year before. New listings came in at 84, down 2.3%. So more is available, but fresh supply is a little tighter. Pending sales were up 13.2%, to 77. Buyers are active.

One more thing to keep in mind: Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is real money every month. Price still matters, for buyers and sellers alike.

The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Roslindale's 11.6% price gain, per the Real Estate Data Aggregator, is running well ahead of that national pace.

  1. Roslindale is still a seller's market.
  2. Homes sell in 21 days.
  3. More than half go above asking.
  4. But the edge is a little softer than last year, and with rates at 7.40%, pricing to the real market, not the hopeful one, is what gets a home sold.
