More sellers showed up in Jamaica Plain, but buyers still kept pace

More homes hit the market in Jamaica Plain this summer. That is the headline. But buyers did not blink. The Real Estate Data Aggregator counted 85 homes for sale in ZIP 02130 during the three months ending August 31, 2026, up 63.5% from the same stretch last year. New listings rose 35.5%, to 145. And yet pending sales climbed 10.1%, to 109. Demand held up. That matters a lot for how you price.

Nationally, the picture is different. Realtor.com reported that active listings topped 1.16 million homes in September 2026. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025, and that price cuts hit 20.8% of listings nationally, the highest share since October 2022. Jamaica Plain is not seeing that same softness, at least not yet.

Prices held steady, and buyers kept competing

The Real Estate Data Aggregator put the median sale price at $855,000, up just 0.6% from a year ago. Prices did not leap, but they did not fall either. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, so Jamaica Plain is running a little below the national pace. Small admission: prices are not surging here. But they are holding.

Homes still sold fast, and above asking

Speed stayed the same. The Real Estate Data Aggregator counted a median of 21 days on market, unchanged from a year ago. That is quick. And competition stayed real. The Real Estate Data Aggregator found that 48.9% of homes sold above list price, up 9.5 points from a year ago. Nearly 1 in 2 homes went for more than the seller asked. The average sale-to-list ratio came in at 102.1%, up 0.8 points.

Real Estate Data Aggregator, three months ending August 31, 2026. Nearly half of Jamaica Plain homes sold for more than the asking price.

One number did ease a little. The Real Estate Data Aggregator showed that 46.8% of homes went under contract within two weeks of listing, down 1.7 points from a year ago. Not every home sold fast. A small share took longer. That is worth knowing if you are pricing at the top of the range.

What this means if you are selling

More competition is here. The Real Estate Data Aggregator counted 1.9 months of supply, up 0.7 months from a year ago. Buyers have a little more to look at than they did last summer. Sharp pricing still matters. Homes priced right are still selling in 21 days and above list. Homes priced wrong now have real competition sitting next to them.

What this means if you are buying

You have more choices than last year. The Real Estate Data Aggregator counted 85 homes for sale, up 63.5%. That is real. But 48.9% of homes still went above asking, so do not assume the competition is gone. It is not. Come in ready.

In short
  1. Jamaica Plain saw a lot more sellers this summer.
  2. Buyers kept up.
  3. Prices held.
  4. Homes still sold in 21 days on average, and nearly half went above list.
  5. The market shifted a little toward balance, but it is still moving fast for well-priced homes.
  6. One street can read very differently from the ZIP as a whole.
  7. Your block may tell a different story.
