More listings are showing up in Winchester/Arlington, but supply is still tight

The big number first: the Real Estate Data Aggregator counted 110 homes for sale across Winchester and Arlington for the three months ending August 31, 2026. That is up 20.9% from the same period last year. More choices for buyers, yes. But with 193 pending sales in that same window, demand is still running well ahead of supply.

Nationally, Realtor.com reported active listings grew to over 1.16 million homes for sale year over year. Winchester/Arlington is moving in the same direction, but the local numbers are still very tight. Two months of supply or less is not a balanced market.

What the three ZIP codes show

Each ZIP tells a slightly different story. Winchester (01890) had the highest prices. Arlington's two ZIPs (02474 and 02476) were more active on the sales side. Here is how they lined up.

Prices are still moving up

Winchester (01890) saw the biggest price jump. The Real Estate Data Aggregator put the median sale price there at $1,700,000, up 17% from the same three months in 2025. Arlington's two ZIPs were more modest: 02474 was up 3.9% to $1,132,500, and 02476 was up just 1.1% to $1,075,000. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, so Winchester ran well ahead of the national pace.

Homes are still selling fast, but not quite as fast

All three ZIPs had a median of 21 days on market. That is quick. But each one took longer than last year: 2 days longer in Winchester, 7 days longer in Arlington 02474, and 9 days longer in Arlington 02476, per the Real Estate Data Aggregator. Buyers have a little more time to think, but not much.

Homes are still going over asking, just not as often

The Real Estate Data Aggregator shows more than half of homes in Arlington 02474 sold above list price: 54.9%. Arlington 02476 was at 50.7% and Winchester at 46.8%. Those are strong numbers. But all three are down from last year, especially 02476, which dropped 21.9 points. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Winchester/Arlington is not there, but the direction is the same.

Rates are making buyers cautious

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is real pressure on monthly payments. Realtor.com noted rates surged above 7% for the first time since January 2025. Pending sales across Winchester/Arlington fell 6.3% year over year, per the Real Estate Data Aggregator. Buyers are still out there, just moving a little more carefully.

New listings picked up, but not evenly

The Real Estate Data Aggregator counted 210 new listings across Winchester/Arlington for the three months ending August 31, 2026. That is up 6.6% from a year ago. Arlington 02476 drove most of that gain, with new listings up 57.1%. Winchester and Arlington 02474 both saw new listings fall. So the market is getting more supply, but it is coming from one pocket.

Speed to contract: still fast in Arlington

The Real Estate Data Aggregator shows 60.3% of homes in Arlington 02474 went under contract within two weeks of listing. Winchester was at 53.3% and Arlington 02476 at 50.8%. All three are down from last year, but more than half of homes still moving in two weeks is not slow.
