More Jamaica Plain sellers showed up, but buyers still kept pace

More sellers showed up in Jamaica Plain this summer. That matters because it changes the math for anyone pricing a home right now.

The Real Estate Data Aggregator counted 85 homes for sale in ZIP 02130 during the three months ending August 31, 2026. That is up 63.5% from the same stretch in 2025. New listings rose 35.5% too, hitting 145 for the period. More competition is real. But here is the thing: buyers did not disappear.

The Real Estate Data Aggregator counted 109 pending sales in ZIP 02130 for those three months. That is up 10.1% year over year. Sellers added supply, and buyers absorbed most of it. Prices barely moved: the median sale price was $855,000, up just 0.6%.

Buyers are still moving fast

Median days on market held at 21 days, unchanged from a year ago, per the Real Estate Data Aggregator. Nearly half of homes, 46.8%, went under contract within two weeks of listing. That share slipped a little, down 1.7 points from last year. Not every home sold fast. But most did.

Nearly half of homes, 48.9%, sold above list price, per the Real Estate Data Aggregator. That share rose 9.5 points from a year ago. The average sale price came in at 102.1% of list, up 0.8 points. Sellers who priced well still got offers above asking.

The national picture is a little harder

Nationally, things are softer. Realtor.com reported that active listings topped 1.16 million homes in September 2026. Price cuts hit 20.8% of listings nationally, the highest since October 2022, also per Realtor.com. And CNBC reported the average 30-year fixed mortgage rate climbed to 7.49% last week. Applications to purchase a home were 15% lower than the same week a year ago, per CNBC. Jamaica Plain is holding up better than those national numbers suggest, but rates are a real headwind for buyers everywhere.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Jamaica Plain's 0.6% price gain is below that national pace. Prices here did not fall, but they are not racing ahead either.

What this means if you own in Jamaica Plain

You have more neighbors listing than last year. That is real competition. But 1.9 months of supply, per the Real Estate Data Aggregator, is still a seller's market by most measures. Buyers are out there. They are just pickier, and rates at 7.49% (CNBC) mean their budgets are tighter.
