More homes hit the market in Jamaica Plain, but it is still tight
The big number is 63.5%. That is how much the supply of homes for sale in Jamaica Plain grew, according to the Real Estate Data Aggregator, in the three months ending August 31, 2026. More choices for buyers. More competition for sellers. But here is the thing: 1.9 months of supply is still very tight. A balanced market runs closer to 5 or 6 months.
Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes. Jamaica Plain's 63.5% jump is well above that pace. More sellers came off the sidelines here than in most of the country.
Prices held steady
The Real Estate Data Aggregator put the median sale price in ZIP 02130 at $855,000 for the three months ending August 31, 2026. That is up just 0.6% from the same stretch in 2025. Not a big jump, but prices did not slip either. For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Jamaica Plain ran a little below the national pace on price growth.
Homes are still selling fast, and often above asking
The Real Estate Data Aggregator counted a median of 21 days on market, unchanged from a year ago. Nearly half of all homes, 48.9%, sold above list price. That share is up 9.5 points from last year. And the average sale came in at 102.1% of the list price, up 0.8 points. More inventory did not cool off competition much.
One small softening: the Real Estate Data Aggregator showed 46.8% of homes went under contract within two weeks of listing. That is down 1.7 points from a year ago. Not a big shift, but a sign that buyers have a little more time than they did.
The rate picture is real
Rates are not helping buyers right now. Realtor.com reported mortgage rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. That affects what buyers can afford, which in turn affects what sellers can expect.
What this means if you own a home here
More listings means buyers have options. That means your price and your prep matter more than they did last year. The market is still tight at 1.9 months of supply, so well-priced homes are still moving. But the days of any price working are fading a little.
One more thing worth knowing: Realtor.com reported price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Jamaica Plain has not shown that kind of softening in its own numbers, but the national trend is worth watching.
- Jamaica Plain inventory is up a lot, but 1.9 months of supply is still a seller's market.
- Prices held, homes sold fast, and nearly half went above asking.
- Rates above 7% are the main headwind for buyers right now.
- One street can read very differently from the ZIP code as a whole.
