Higher rates have not stopped Roslindale demand

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, CNBC reported that Fannie Mae forecast the average 30-year fixed rate hitting 7.4% in the fourth quarter of 2026. That is real pressure on buyers. But Roslindale did not flinch.

The Real Estate Data Aggregator counted 77 pending sales in ZIP 02131 for the three months ending August 31, 2026. That is up 13.2% from the same stretch in 2025. Buyers are still making moves here, even with rates where they are.

The Real Estate Data Aggregator shows 96 homes sold in Roslindale that quarter, up 11.6% from 2025. The median sale price rose 11.6% too, landing at $791,000. Nationally, the Federal Housing Finance Agency reported U.S. home prices rose just 2.6% over the same year. Roslindale ran well ahead of that.

Supply is tight. That matters for everyone.

The Real Estate Data Aggregator counted only 49 homes for sale in ZIP 02131 during those three months. That is up 8.9% from 2025, so a few more options exist. But 1.6 months of supply is still very low. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. Roslindale is a different story.

More than half sold above asking.

The Real Estate Data Aggregator found that 52.1% of Roslindale homes sold above list price in the three months ending August 31, 2026. That is down 1.4 points from 2025, a small dip. Not every home sparked a bidding war. But the average sale came in at 103.4% of list price, up 1 point from last year. Sellers are still landing above what they asked.

Speed held up too. The Real Estate Data Aggregator put median days on market at 21 days, just 1 day longer than 2025. And 52% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That share is down 3.9 points from last year, so not quite as instant as before. But still fast.

One note on new listings: the Real Estate Data Aggregator counted 84 new listings in ZIP 02131, down 2.3% from 2025. Fewer sellers came to market. That kept supply from growing much, which helped prices hold up. Nationally, Realtor.com reported price cuts hit 20.8% of listings in September 2026, the highest since October 2022. Roslindale sellers did not face that same pressure.

In short
  1. Rates above 7% slowed things slightly but did not stop Roslindale.
  2. Pending sales, closed sales and prices all rose year over year.
  3. Supply stayed at 1.6 months.
  4. Homes still sold fast and mostly above asking.
  5. The numbers are from the three months ending August 31, 2026.

One thing worth knowing: these are ZIP 02131 numbers. One street can read very differently from the whole ZIP code. A block closer to the village, or one with more two-families, can tell a different story.
