Fenway and Kenmore Square sales jumped, even with more price cuts around Seattle

The Real Estate Data Aggregator counted 42 homes sold in Fenway and Kenmore Square in the three months ending August 31, 2026. That is up 55.6% from the same three months in 2025. Demand here is real, and buyers are still moving.

That said, pricing has to be sharp right now. Redfin reported that 24.3% of Seattle-area sellers cut prices in the four weeks ending September 20, 2026. Nationally, Redfin put that share at 21.1% for the same period. Fenway and Kenmore Square are not immune to that pressure.

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Higher rates slow buyers down. That shows up in the days-on-market number here.

Prices are up, but buyers are taking longer

The Real Estate Data Aggregator put the median sale price at $744,500, up 4.1% from the same period in 2025. So prices moved in the right direction. But homes sat on the market a median of 46 days, which is 26 days longer than a year ago. Buyers are not rushing the way they were.

The sale-to-list ratio tells the same story. The Real Estate Data Aggregator put it at 97.6%, down 1.8 points from 2025. Homes are still selling close to ask. But the cushion for overpricing is thinner.

The good news: more buyers are under contract

Pending sales rose 59.1% year over year, per the Real Estate Data Aggregator. That means buyers are still committing. And 28.6% of homes went under contract within two weeks of listing, up 5.9 points from 2025. When a home is priced right, it moves.

More homes to choose from

The Real Estate Data Aggregator counted 42 homes for sale and 45 new listings in the period. Inventory is up 23.5% from 2025, and new listings rose 18.4%. Buyers have more options. That is part of why homes are taking longer and fewer are going above ask.

Realtor.com reported that median list prices fell 3.8% year over year across the Northeast region. Fenway and Kenmore Square bucked that trend with a 4.1% price gain, per the Real Estate Data Aggregator. That gap matters if you are pricing a home here.
