East Boston has more listings, and buyers are still showing up
More homes to choose from. That is the big shift in East Boston right now. The Real Estate Data Aggregator counted 128 homes for sale in ZIP 02128 in the three months ending August 31, 2026. That is up 33.3% from the same stretch last year. More competition for sellers, full stop.
But here is the thing: buyers showed up anyway. The Real Estate Data Aggregator counted 97 homes sold in the same period, up 22.8% from a year before. Supply rose fast. Demand rose too.
Prices dipped a little. The Real Estate Data Aggregator put the median sale price at $698,250 in ZIP 02128, down 2.3% from the same three months in 2025. That is a real dip, not a collapse. Redfin reported Boston home prices were up 3.3% year over year in September 2026, so the broader city held firmer than East Boston alone.
Homes are actually selling faster
Even with more inventory, the Real Estate Data Aggregator shows the median home in ZIP 02128 sold in 26 days. That is 9 days shorter than the same period last year. Realtor.com reported Boston days on market rose 6 days year over year in September 2026. East Boston moved in the opposite direction.
Nearly 3 in 10 homes, 28.8% to be exact, went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share is up 2.7 points from last year. Price it right and it can move quickly.
Sellers are getting close to asking
The Real Estate Data Aggregator put the average sale-to-list ratio at 98.8% in ZIP 02128. That is up 1.1 points from a year ago. Sellers are not giving much away. About 1 in 5 homes, 20.6%, sold above list price, also up slightly year over year.
One note on pending sales
Pending sales are worth watching. The Real Estate Data Aggregator counted 73 pending sales in ZIP 02128, down 17% from last year. That means the pipeline ahead is a bit thinner. It does not cancel out the sales gains, but it is worth knowing.
Nationally, Realtor.com reported mortgage rates topped 7% in September 2026. That is a real headwind for buyers everywhere, East Boston included. Some shoppers are pausing. The ones moving forward are serious.
- East Boston has more listings than last year, and more sales too.
- Prices slipped 2.3%, but homes are selling faster and closer to asking.
- With 4 months of supply, this is not a runaway seller's market.
- But it is not a buyer's free-for-all either.
- Prep and pricing matter more when shoppers have 128 homes to compare.
One more thing: these are ZIP code numbers. One street in East Boston can read very differently from the whole 02128 picture. If you want to know where your block stands, just reach out.
